Ajay Ghosh

Iggy Ignatius, CEO of ShantiNiketan Condominium, has announced that the company, working towards affordable housing to senior citizens of Indian origin, has received all the approvals and permits needed for the construction of 66 units zoned for 55+ Active Adult Community. Seven acres of land has been purchased in Tavares, FL, in the retirement belt, about 30 miles North West of Orlando.

2 Bedroom/2 Bath, 1 Car garage condos are being sold at $165,000 on a first come first served basis. More than 50% of the condos have already been20sold. More than 300 people have expressed an interest in the project. The Company hopes to sell out 100% of the condos in the next few weeks. Each condo owner will have Title to about 875 sqft of airconditioned space, with a 255 sqft garage and a 350 sqft common area space.

The facility will be the first of its kind, catering to retired Indians in the US and Canada. Vegetarian and Non-Vegetarian food will be cooked and served from the 2 kitchens that are part of the Club House. A mini-movie theatre with 150 seats is also part of the Club House. The Club House will have dining areas, meeting areas, game rooms, fitness rooms, medical consulting room etc. The YMCA with many facilities like swimming pool, heated pool, state of the art Gymnasium, etc are next door to ShantiNiketan.

The facility is expected to be completed and operational by Sept/Oct 2009. It’s a single story structure with a unique design that allows each resident to drive away in their car out of the gated community or be able to walk down a covered corridor to the club house any time of the day or night.

Iggy says that the life at ShantiNiketan will be like visiting the villages for a wedding in the family. Residents do not have to worry about cooking and other daily chores. Cooks will be hired to cook vegetarian and non-vegetarian food in their separate kitchens. Yoga, Bhajans, Swimming, Anthakshari, etc will be part of the daily routine. Every night at 9PM a superhit movie would be screened in the theatre bringing back nostalgic memories.

The project will be operated on a non-profit basis. Several committees for Food, Recreation, Management, Maintenance, and Operations would be formed by the residents and would support the Condominium Board in the smooth functioning of the Complex.

A second phase of 330 condos on the adjacent 33 acres with its own lake is being planned to be launched by early 2009. More information can be obtained on its website www.BharatVilas.com or by calling Iggy at 517-214-5667 (Cell).
